The cost of renting a property varies depending on the location, size, and amenities of the property. Please check the property listing or contact us for more information. We accept payments via banks, Venmo, cash app, PayPal, and certified check.

In order to move in, we take first month’s rent, and a security deposit (2x Rent). We do this because we don’t want anyone to lose their housing in case of an emergency. It’s a safety net for you and your family should an incident occur.

There is a $40 application fee per adult (18+) that will be living in the house. THIS IS DIFFERENT FROM ANY ZILLOW application fee that you may have paid, as they are not affiliated with us. Once you fill out one application and pay the fee, you are not required to fill out more applications for different houses you inquire about with us. If CASHAPP is better, please call the office to get the proper handle to send the money.

We DO accept Section 8 vouchers! When you apply, please have your voucher amount available to upload along with other required documents. In order for us to be able to accept the voucher amount, the price before utilities has to be the amount of rent or above. Having the proper paperwork is essential for the process to move smoothly. The tenant will be responsible for the security deposit before moving in. If  other assistance is used, please have the paperwork ready upon entering into a contract with the renter. 

The lease term for a rental property is one year. Before the year is up, we will get in touch with you and see about signing another year with us! Please read the contract you sign carefully for lease terms. 

In order for us to properly finish the application process, the following documents are needed:

Receipt of Application Fee (screenshot of confirmation of payment is fine)

Drivers License

Voucher Amount (AFTER UTILITIES if applicable)

We do require renters insurance for all our tenants. We require a $500,000 Renters insurance policy for all clients. Renters insurance can protect you from losses due to theft, fire, or other unforeseen circumstances.

At Friendly Dwellings we love pets! We do accept pets of all types! While we do not take a deposit for pets, there is a $50 per-pet amount added to each month’s bill. Some additional insurances for certain pets and breeds (Lions, tigers, bears etc.) may be required. Service animals are always welcome.

Utilities such as water, gas, electric, sewage and trash are the responsibility of the occupant. We allow for 5 days, after move in, to have the utilities switched into the new occupants name.

While some of the houses do have appliances from a previous tenant leaving them, We do not supply the houses with appliances. You are responsible for getting  the appliances that fit for your family.

No! We are not credit driven when accepting applications. While we do run a background check, we are looking for renters history, leans or previous negative judgements, violent felonies and past evictions. Just having any of these is not an immediate denial. After filling out the application, the office staff will contact you with any questions.

In the PDF section, is an application. Once you click and download it, you can fill it out and return it to office staff with all other required documents that are listed. Also the application fee will need to be paid below.  After filling out the application and getting documents required, send everything to us so we can process your application and get you into a home for you and your family!
